Within the last six months, Manhattan-headquartered Emerald Creek Capital has provided $4.3 million in loans for distressed apartment properties located in Waco, Texas, and Stone Mountain, Georgia. In both situations, private equity lender Emerald Creek Capital supplied the apartment owners with short-term loans, affording them enough time to stabilize their properties and pursue more traditional means of lending, such as HUD or Fannie Mae loans.
In October 2009, Emerald Creek Capital’s funding of $2.2 million helped a Waco, Texas, property owner retain his 200-unit apartment complex. The Emerald Creek Capital loan allowed the borrower to satisfy a growing mortgage debt. Within ten days of receiving the call from the property owner, Emerald Creek Capital had an appraiser onsite to assess the apartment complex. Within 30 days of the loan application, Emerald Creek Capital was able to fund the loan.
In February 2010, Emerald Creek Capital lent $2.1 million in bridge loans to QR Capital of Atlanta, Georgia. Proceeds from the Emerald Creek Capital funds were used to acquire and renovate the Highland Forest Apartment complex in Stone Mountain, Georgia. Highland Forest Apartments features one-, two-, and three-bedroom apartments and townhomes. The Emerald Creek Capital loan allowed the property owner to both stabilize the property and fill empty apartments in the complex. The lending professionals at Emerald Creek Capital stepped in to assist the commercial property owner when other lending institutions would not.
